About Pinecrest Ridge
Pinecrest Ridge Development is a larger site approximately 115 acres behind the Evergreen Safeway. The proposed project does not cover all 115 acres. The new proposal calls for about 52 homes to be built on a single plot of land, bringing the population density to about six homes per acre. We cannot independently confirm the scope or scale of the proposed project.
This apparently sparked a debate in the community about growth and private property rights. A few months ago, the Evergreen community successfully persuaded law enforcement to shut down the Evergreen tennis bubble program. The community has also spoken out against the proposal. Most likely, this project is as strongly opposed as the tennis bubble project. For decades, there has been an ongoing battle between development and those who want to stop it, such as Safeway’s Pinecrest Development and Parkway’s Tennis Bubble Project.
Located in the northern part of Evergreen, this approximately 115-acre adjacent vacant lot (including a 13.24-acre commercial lot) is legally divided across Jefferson County into 21 yards ranging in size from 1.73 acres to 11.41 acres. This stunning, build-in-ready landscape offers direct and stunning views of Mt Evans from almost every site, amazing and abundant rock outcrops, many healthy and mature trees, and south and west-facing windows.
The property has two registered accesses. It is not built up, so the builder must bring the roads and utilities. The earth is gently tilted to a flat one. This is a fantastic opportunity for a builder/developer OR a single piece to purchase one of the last large acre lots in the heart of Evergreen which is breathtakingly beautiful!

Pinecrest Development is a larger site approximately 115 acres behind the Evergreen Safeway. Trees behind the Evergreen Safeway are being cleared to make way for the 52-dwelling Pinecrest Village, and residents of Bergen Park are cautiously optimistic about the original development plans for the 7-acre site that now houses Wild Game and Mercantile. Jeffco County Commissioners yesterday approved zoning changes for the 70 outbuildings behind Safeway, known as the Pinecrest Mountain Village development.
